The many years of being a resident of the Lake Chelan Valley has given me a solid knowledge of the area, both in regards to business and the recreational aspect of living in the Lake Chelan area. I enjoy introducing visitors to the valley to the many outdoor recreational opportunities in the area, mountain biking, boating, hiking, fishing, and skiing, just to mention a few.
I have been a full time real estate Broker since 2004. Prior to 2004 my wife, Caryn, and I owned and operated an excavation business, New Horizons Excavation. The experience of the excavation business gives me a distinct advantage in being able to assist in the process of developing a property whether for private residential use, sub-divisions, or agricultural uses.
The general public usually places an emphasis on real estate brokerage firm name recognition when evaluating what firm or broker to work with. While many of the large firms are outstanding firms, it is important to know the quality of the brokers that make up a firm. Many brokers within large firms have a goal of listing any type of property they can while having a limited knowledge of properties they represent. It can be a numbers game for the firm and the brokers, list and sell all you can and fast as you can. To make an informed decision when choosing a real estate broker it is good know the history of the broker you choose to work with and if that broker has experience with the type of property you are listing. Another misconception is that large real estate firms will give your listing a larger market exposure than listing with a smaller firm. Firms that are members of the NWMLS have the same electronic market exposure no matter what the firm size. When a listing is entered in the NWMLS the public real estate sites, Zillow, Red Fin, Trulia, etc all sweep the MLS system and add the listing to their sites. The websites of the firm members and individual brokers also sweeps the information from the NWMLS to their cooperate and personal websites. This gives your listing strong electronic exposure no matter the listing firm.
New Horizons Real Estate LLC places priority on land and development projects. We do work with home sales but land is our primary business. Part of my evaluating year end information regarding sales, pricing, inventories, etc. includes reviewing the market reports that are available on through the NWMLS. Out of curiosity I usually check the broker rankings to see who is doing what. The NWMLS has just over 33,000 members, the largest multiple listing service in the Pacific Northwest. I am consistently one of the top producers of land sales in our area. This year, 2024, in Chelan County I am ranked number one in dollar volume of land sales, number 2 in the number of transactions, and number 2 in the number of list side transactions. On the state level I am number 12 in dollar volume of land sales, number 42 in the number of transactions and number 39 for the number of list side transactions. Achieving my ranking status shows that I know my market, my product, and my cliental.
